HOMEOWNER’S ASSOCIATION

The Northwood Homeowners Association (HOA) exists to preserve and enhance the quality of life in our lakeside community by fostering a safe, peaceful, and well-maintained environment. We are committed to upholding neighborhood standards, promoting respectful living, and protecting the natural beauty of our wooded surroundings and proximity to Grand Lake St. Marys. Through collaboration, communication, and stewardship, we aim to support both residents and guests in enjoying all that Northwood has to offer—where relaxation meets responsibility.

WHAT DOES THE HOA DO?

The Northwood HOA meets semi-regularly to address neighborhood concerns, maintain shared standards, and support the well-being of our community. These meetings provide a space for residents to share feedback, discuss property upkeep, review policies, and plan for improvements. By staying engaged and responsive, the HOA helps ensure Northwood remains a peaceful, welcoming, and well-cared-for place to live and visit.

WHAT IS THE HOA FEE?

The annual HOA fee is $600, billed quarterly as $150.

What Your HOA Fees Cover

  • Street Maintenance — Fees go directly toward keeping our roads in good shape, covering paving, graveling, and snow removal throughout the community.

  • Community Burn Pile — Members have access to the shared burn pile for yard waste and debris disposal.

  • HOA Website — Your membership gives you access to the members-only areas of the website, where you can stay up to date on community and neighborhood events.

  • Report an Issue — Have a concern? Use the Report an Issue tool on the website to quickly flag things like streetlight outages or vacation rental concerns so they can be addressed promptly.

  • Community Updates & Input — Fees help keep communication flowing so you stay informed on neighborhood news and have a voice in decisions that affect the community.
